Why “Unseen Hazards” Matter

Your communal spaces should feel safe — and they can be, with your help

Sometimes, danger isn’t obvious. That’s why we ask “If something doesn’t feel right — report it

We’d much rather check and find nothing than miss a risk that could harm someone

 

1. Fire Safety: Blocked Escape Routes

Even if a hallway looks clear, items like bikes, buggies, or storage boxes can block a vital fire escape

  • Keep shared corridors and stairwells completely clear
  • Never wedge fire doors open

Fire safety protects everyone. Let’s look out for one another

 

2. Fire Doors That Don’t Close Properly

Fire doors are built to save lives, but only if they’re in good condition and fully closed.

  • Never prop them open
  • Report any doors that don’t shut properly, have broken closers, or missing seals

 

 

3. Poor Lighting

Dark staircases, flickering lights, and broken bulbs make it easier to trip — and harder to feel safe

  • Report any poorly lit areas, flickering lights, or broken fittings

 

 

4. Trip Hazards in Communal Areas

Loose tiles, frayed mats, or uneven flooring in entryways and lift lobbies can easily lead to a fall.

  • Spot a hazard? Let us know before someone gets hurt

 

 

5. Pests in Shared Areas

Overflowing bins, food waste, and blocked drains attract unwanted visitors like rats and insects

  • Use bins properly
  • Report signs of pests, droppings, or blocked drains right away

 

 

6. Unsafe Access to Plant Rooms or Roof Spaces

Unlocked or open service doors can lead to dangerous areas

  • If you see an unlocked, damaged, or open access door — report it immediately

 

 

7. Electrical Hazards

Not all electrical problems are visible but some warning signs include:

  • Flickering lights
  • Hot or sparking sockets
  • Fuse box tripping repeatedly
  • Never ignore these signs. Let us know and we’ll investigate

 

8. Smoke or Heat Alarms That Don’t Work

An alarm that’s fitted but not working is as good as none at all — this applies to personal and communal alarms.

  • If you notice an alarm not working, report it right away — we’ll test or replace it
